This document established Thuncaster Association, Inc. as a non-profit corporation under ARS  §10-3120

CC&Rs

Covenants, Conditions and Restrictions (CC&Rs) are created and equitably enforced to help communities such as Sun City continue to support the investment you have in your home and to protect your property.  CC&Rs require universal compliance among all home owners and residents.

Bylaws and Rules and Regulations

Bylaws are a self-governing document for the association. This covers board member qualifications and the direction of the board of directors, including how it administers policies according to the bylaws and how it oversees the maintenance and administration of the association.

The Rules and Regulations outlined in this booklet explain the policies and guidelines established by the Board of Directors of Thuncaster Association to help protect and provide a peaceful environment for our community.

Thuncaster are several forms covering many areas; all are available from the Secretary.  Listed below are the most frequently used.

Architectural Change Request

The COA has a responsibility to be compliant with the restrictions as to use, quality of workmanship and material, nature of materials, harmony of external design and colors with existing structures, and location of improvements.  All association members must submit an architectural request for the Architectural Committee approval prior to making any changes to the outside appearance of their property.

Landscaping Request

COA owners, upon approval of the Thuncaster Board, may plant approved desert plants/cacti in area in front of their unit. These should be planted midway between foundation and the sidewalk. No groundcover may be planted.

New Owner Orientation

This guide is used by the Board of Management members when meeting with a new owner.  A Board member will welcome the owner and discuss the items in this document.  The owner then receives a packet that includes this document as well as the Articles of Incorporation, CC&Rs, Bylaws and Rules and Regulations.  A signature page is completed by the new owner and the Board member, which is retained by the Board.
